    The address

    We pull up the parcel before the visit so we already know the access, the lot lines, and what the ground around you looks like.

    A few photos or a quick video

    Phone-camera quality is plenty. Show the worst of the brush, the gate or driveway, and anything we'd be working around (fence, structure, keeper trees). Saves a trip and a guess.

    What you want it to look like when we leave

    "Pad-ready for a 3,000 sqft slab." "Pasture I can run cattle on." "Backyard cleared for a pool dig." The clearer the finish line, the tighter the quote.

    Access limits and surprises

    Gate widths, low branches, septic field, neighbor easement, buried sprinkler lines, old fence wire grown into trees. Anything we'd want to know before showing up. We'd rather plan around it than discover it.

    Your timeline (if you have one)
